HOME BUYING PROCESS

INITIAL CONSULTATION

The initial consultation will usually last anywhere from 45 to 90 minutes.  During this time, we will explore your needs and wants, discuss your financing options, and ultimately ensure that you have clear expectations throughout the home buying process.  We will also establish an agency relationship, should we elect to work together.

ESTABLISH FINANCING

By getting pre-approved for a mortgage loan, you will get a definitive answer for how much a bank or lender will lend to you.  This will allow both you and your REALTOR® to understand your maximum budget, so that you can focus on the right homes during your home search. Unless, of course, you plan to purchase with cash.  A pre-approval letter or verification of funds to purchase is a requisite to purchasing a home.

HOME SEARCH

Throughout your search for your dream home, we will provide you all for sale listings available through the Multiple Listing Service that best match your criteria and budget.  Additionally, we will monitor off-market listings, pocket listings and properties being offered for sale to help you identify the perfect home.  We will then preview the most suitable properties that meet your needs.

MAKE AN OFFER

Upon finding a home that you are interested in purchasing, it's time to make an offer.  We will help guide you through the steps of submitting an offer, including determining an appropriate offer price and terms based on recent comparable sales, the terms of your loan, and other pertinent criteria.  Once your offer is drafted, your REALTOR® will present your offer on your behalf.  Typically, the seller will either accept your offer, reject your offer, or propose a counter offer.

THE PENDING SALE PROCESS

Once you have successfully submitted a conditional offer and received an acceptance, the pending sale process begins.  During this time period is when you will receive any relevant disclosures pertaining to the property for you to review and for you to have your home inspection conducted, as well as for your lender to have the financing approval finalized.

TIME TO CLOSE

Once you have completed your home inspection and your lender has fully approved your loan and you have remitted the funds for your down payment and closing costs.  It is time to waive all conditions in the purchase contract and close on your home!  

Just before possession date (7 to 10 days prior), the real estate lawyer will schedule an appointment for you to sign all the mortgage and title transfer documentation. We're almost Done!
